So choose your words and photos carefully when listing your home for sale.

In this first of a two-part Boost Your Home Listing blog series, we’ll share with you some of the most powerful buzzwords that can help you craft a dynamic home listing, according real estate property portal Point2Homes.com. We will also share some of PrimeLending’s favorite words to include.

Point2Home.com analyzed 300,000 U.S. home property listings, finding the top 100 common buzzwords used to market a home. The study also revealed key words used for specific regions, as well as common words associated with the cost of a home.

According to the analysis, “beautiful” remains the #1 most frequently used word in real estate listings. Below is a snapshot of the top 15 common buzzwords identified by geographic location:

In addition to using some of these enticing words, PrimeLending suggests describing your home’s personality. Is it charming? Rustic? Cozy? Perfect for entertaining? Also, detail what makes your home unique for potential buyers, like: 

  • Custom cabinets
  • Hand-scraped wood floors
  • Plantation blinds
  • Solid wood doors
  • Energy-efficient appliances
  • Solar paneling
  • Office space/room
  • Oversized rooms
  • Media room
  • Bonus room
  • Oversized tub
  • Pool house
  • Giant lawn
  • Oversized patio
  • Outdoor entertaining area

Another persuasive tactic is to include the benefits of your neighborhood. Is it a well-established neighborhood with a supportive Homeowners Association (HOA)? Is it a new and flourishing neighborhood, perfect for young families? Consider keywords, like:

  • Highly sought neighborhood
  • Popular neighborhood
  • Established neighborhood
  • Quiet neighborhood
  • Exemplary schools
  • Walking-distance to parks and trails
  • Great shopping and restaurants
  • Great neighbors (because everyone wants great neighbors)

Words are powerful, and it doesn’t take many of them to perfectly describe the beauty and benefits of your home. When you create your home listing, remember to use some top buzzwords fit for your region, give your home a personality, and describe the neighborhood!
